Overview:

We are seeking a proactive, results-driven Real Estate Wholesaling Virtual Assistant to support a real estate investor specializing in acquiring pre-foreclosure, tax-default, and other potentially distressed properties. The business focuses on identifying motivated homeowners, initiating conversations, evaluating potential acquisition opportunities, and negotiating preliminary offers based on established buying criteria. The Virtual Assistant will manage a high volume of property leads, conduct outreach through text messages and cold calls, follow up with interested homeowners, and maintain an organized lead pipeline. The ideal candidate has experience in real estate wholesaling, motivated seller outreach, or real estate lead generation and is comfortable building rapport with homeowners through natural, professional conversations. This role is ideal for someone who is persistent, organized, persuasive, and motivated by helping generate qualified real estate acquisition opportunities.

    • Review lead information provided through Google Sheets, including property details and available homeowner contact information.
    • Organize leads by status, priority, seller response, and potential acquisition opportunity.
    • Maintain accurate records of outreach attempts, conversations, follow-ups, and next steps.
    • Identify duplicate, incomplete, or invalid records and flag them for review.

    SMS Outreach and Follow-Up

    • Use the client’s automated messaging system to initiate outreach to property owners.
    • Monitor incoming text responses and respond promptly using approved scripts and communication guidelines.
    • Follow up with interested homeowners to establish rapport and understand their selling intentions.
    • Identify motivated sellers and gather preliminary information about their properties.
    • Maintain consistent follow-up schedules without overwhelming or repeatedly contacting
      unresponsive homeowners.
    • Follow applicable communication, consent, and opt-out requirements for text messaging.

    Cold Calling and Seller Communication

    • Conduct outbound calls to homeowners when required by the outreach strategy.
    • Communicate naturally and professionally, avoiding an overly scripted or corporate tone.
    • Build rapport with homeowners and understand their circumstances, property concerns, and willingness to sell.
    • Ask relevant questions about property condition, occupancy, selling timeline, and expected price.
    • Handle objections professionally and maintain a respectful approach during sensitive conversations.
    • Schedule follow-up calls or appointments with qualified prospects.
    • Document call outcomes and escalate promising opportunities to the client.

    Lead Qualification and Preliminary Negotiation

    • Qualify prospective sellers based on the client’s acquisition criteria.
    • Gather information needed to evaluate potential deals, including estimated property value, repair needs, seller expectations, and preferred closing timeline.
    • Discuss preliminary pricing expectations within the parameters and negotiation guidelines provided by the client.
    • Apply the client’s property evaluation framework when reviewing opportunities.
    • Identify properties that may meet the client’s target purchase price and investment requirements.
    • Present qualified leads to the client for further evaluation and final decision-making.

Important: The client retains responsibility for final purchase decisions, formal offers, legal documentation, and transaction approval.

    Pipeline Management and Reporting

    • Update Google Sheets or the designated CRM with lead status and communication history.
    • Track key stages, including new lead, contacted, responded, follow-up required, qualified, negotiation, and closed or disqualified.
    • Maintain a daily record of outreach activity, seller responses, and qualified opportunities.
    • Prepare regular reports highlighting promising leads, pending follow-ups, and challenges.
    • Monitor follow-up deadlines to prevent qualified opportunities from being overlooked.
    • Recommend improvements to outreach scripts, follow-up processes, and lead organization.

    Qualifications and Requirements:

    Non-Negotiable Requirements

    • Previous experience in real estate wholesaling, motivated seller lead generation, or a closely related real estate acquisition role.
    • Excellent English communication skills, preferably with a natural American accent.
    • Confidence in conducting cold calls, text-based outreach, and follow-up conversations.
    • Strong rapport-building, active listening, and objection-handling skills.
    • Ability to manage a high volume of leads while maintaining accurate records.
